Cuyahoga County Property Tax Rates

What the rates on your bill mean, and where to find the rate for your community.

The rate on your bill

Every Cuyahoga County tax bill shows rates for your taxing district. A district is the combination of city or village (or township), school district and other local levies that apply to your address. Three terms matter:

Gross (full) rate
Total of all voted and inside millage
Reduction factor
State formula that lowers rates as values rise
Effective rate
The rate you actually pay

The Treasurer defines the effective rate as your rate after the tax reduction factor is applied. Ohio House Bill 920 (1976) requires rates on voted levies to fall when reappraisal raises values, so that voted levies do not bring in more money just because values went up.

Find your community’s rate

  1. Open the Treasurer’s Tax Rates by Community page and the comparative rate chart.
  2. Find your city, village or township, and your school district if the chart splits by it.
  3. Use the residential effective rate in the calculator. The simplest check is the “Effective Tax Rate” printed on your own bill.

For a rough figure, the Treasurer suggests multiplying market value by the percentage listed for your taxing district. Special assessments from your city or the county can change a bill.

Why rates differ across the county

Schools make up the largest share of most bills. Each school district has its own levies, so two cities can differ even at the same property value. Your property record shows a tax district code, which tells you which combination applies. Look up your property.
