How the estimate is worked out
- Start with market value. The Fiscal Office’s opinion of what the property is worth for tax purposes. It is not an appraisal for selling.
- Take 35%. Ohio taxes 35% of market value. This is the taxable value. A home valued at $200,000 has a taxable value of $70,000.
- Apply the effective rate. Multiply the taxable value by the effective rate and divide by 1,000. At a hypothetical 70 mills, $70,000 of taxable value gives $4,900 a year, or $2,450 per half. The 70 is only an example, not a typical rate.
- Homestead, if you qualify. The exemption removes a set amount of market value ($29,000 for tax year 2026) before the 35% is taken.
What this estimate leaves out. Special assessments, tax credits, delinquent amounts, and any levy changes that arrive after your bill. Your Treasurer’s bill is the only amount you owe. Questions about a bill go to the County Treasurer.
Why two similar homes can pay different amounts
The rate depends on the taxing district, mainly the city or village and the school district. Two homes of equal value in different districts can have very different bills. A higher value after a reappraisal also does not raise a bill in the same proportion, because state law lowers rates on voted levies as values rise. Read how reappraisals work.
