Cuyahoga County Property Tax Due Dates and Payment Help

Two payments a year, paid a year behind. How to pay, how to avoid penalties, and what to do if you cannot pay.

Always confirm the exact dates. The County Treasurer announces each year’s deadlines. Call 216-443-7400 (Option 1) or see the Treasurer’s site.

How the schedule works

  • Two installments. The bill is split into a first half and a second half, normally due in the first half and the middle of the calendar year. The Treasurer sets the dates every year and they can move.
  • Paid in arrears. Cuyahoga County collects taxes a year behind, so a bill you pay in 2026 is for tax year 2025.
  • Who does what. The Fiscal Office sets your value, the Treasurer sends the bill and collects payment, and the Board of Revision hears value complaints.

Ways to pay

  • The Treasurer’s website lists the current ways to pay, including online, by mail and in person.
  • Through your mortgage escrow, if your lender pays for you. Check that they paid before the due date.

Mailing note: postmark rules can differ from the date you drop a letter in a box. If you mail near the deadline, ask for a hand-stamped postmark or pay online.

If you cannot pay on time

  1. Call the Treasurer before the deadline and ask what payment plan options exist for your situation.
  2. Ask about help programs, such as the Homestead Exemption for seniors and people with disabilities.
  3. Do not ignore a bill. Late payments add penalties and interest, and long-unpaid taxes can lead to a tax lien and foreclosure.

If you think the value is wrong

You cannot lower a bill by paying less. Pay the bill, then file a complaint during the January 1 to March 31 window. How to appeal.
