The Cuyahoga County EasyPay Program Lets You Pay Property Taxes Monthly at Zero Fee — Here Is How to Enroll

Most Cuyahoga County homeowners write two checks a year and wince both times. The county sends a bill, you scramble to cover it, and then you do it again six months later. There is a program that eliminates that scramble entirely — and almost no one knows about it.

The Cuyahoga County EasyPay Program Lets You Pay Property Taxes Monthly at Zero Fee, spreading your annual bill across twelve smaller withdrawals instead of two painful lump sums. The Treasurer’s Office runs the program. Enrollment is free. The monthly payment option carries no transaction fees. And if you choose automatic bank withdrawals, the interest your prepayments earn actually gets credited back to your account.

With second-half 2026 tax bills going out on or around July 13, 2026, and payment due August 13, there has never been a better moment to understand what EasyPay does — and whether you should already be enrolled.

Why two lump-sum bills hurt more than people expect

Take a Cuyahoga County home with a market value around $200,000. At 35% of market value, the assessed value is $70,000. Depending on your municipality and school district, you might be paying anywhere from $2,500 to well over $4,000 per year in property taxes. The county median runs roughly $3,819 to $4,087.

That means a single half-year bill lands somewhere between $1,200 and $2,000. For anyone on a fixed income, a mortgage without escrow, or a monthly budget that runs close to the edge, that kind of concentrated hit is the reason people fall behind.

EasyPay breaks that math. A $3,800 annual bill becomes roughly $317 per month. That is a number most households can plan around.

What the program actually offers

EasyPay gives you two distinct tracks. The first is automatic bank withdrawal — your monthly installment is pulled directly from your checking or savings account on a scheduled date. The second is pre-payment coupons, which are not automatically deducted: the county mails you monthly payment slips, and you mail or drop off a check on your own timetable.

For both tracks, you can choose from three payment schedules: monthly, twice per year (January and July), or once per year in January.

The monthly automatic withdrawal track is the one most worth your attention. When taxpayers sign up for automatic deductions, the Treasurer’s Office applies the interest earned on prepayments to their tax bills. Cuyahoga County Treasurer Brad Cromes described it this way in December 2025: the EasyPay program helps residents stay current on their bills, avoid costly penalties, and save money while simplifying the payment process.

In one recent cycle alone, the Treasurer’s Office returned over $410,000 in interest to taxpayers enrolled in EasyPay’s automatic deduction option. That money came back to homeowners, not to the county.

The thing most people get wrong about how EasyPay works

Many homeowners assume EasyPay replaces the official tax deadline. It does not.

All taxes are still due by the final deadline, and any outstanding balance after the due date is subject to a penalty for late payment. What EasyPay does is give you a structured way to build up that payment in advance, so that when the deadline arrives — August 13, 2026 for second-half bills — your prepayments cover it and you owe nothing extra.

Think of it as a forced savings plan where the county holds your money, applies any earned interest to your bill, and deducts what you owe when the deadline comes.

There’s no fee if you miss a monthly coupon payment or pay early. The program is intentionally forgiving on the front end. The penalty pressure only arrives if you fall short of the full balance by the closing date.

How enrollment works, step by step

Enrollment takes three steps: choose your EasyPay option (automatic withdrawal or coupons), pick your payment schedule (monthly, twice per year, or annually), and submit your application.

You can fill out the application online directly through the Treasurer’s website. If you prefer paper, you can print the application and submit it in person at the Treasurer’s Office, located at 2079 East 9th Street, First Floor, Cleveland, Ohio 44115. Hours are 8:30 a.m. to 4:30 p.m., Monday through Friday.

You must have your parcel number to apply, and if you have more than one parcel, each requires a separate enrollment form. Your parcel number appears on your tax bill, your deed, or your reappraisal notice. You can also look it up by address at myplace.cuyahogacounty.gov.

One eligibility requirement that trips people up: to participate in EasyPay, all taxes must be paid up to date or the property must be on a valid delinquent payment agreement. If you are behind, get onto a payment plan first, then enroll in EasyPay for future bills. The Treasurer’s Office phone line at 216-443-7400, Option 1 can walk you through both in one call.

How monthly withdrawals are timed in the calendar year

For the monthly payment schedule, first-half prepayments begin in August and second-half prepayments begin in February.

Here is what that looks like in practice for the current cycle:

The final withdrawal for EasyPay participants this cycle took place on July 15, 2026 — two days after bills were mailed and nearly a month before the August 13 deadline. Participants who were already enrolled had their prepayments applied automatically. They do not need to do anything on August 13 as long as their prepayments covered the balance.

If you enroll now, you will be set up for the next cycle. First-half 2027 bills (covering taxes accrued in 2026) will begin drawing in August 2026 under the monthly schedule.

Making changes or canceling

Life changes. Accounts change. Any changes to your EasyPay account must be submitted using the Account Change Authorization Form, and must be received within 10 business days before the next scheduled deduction. Send the form by email to EasyPay@cuyahogacounty.gov or by mail to the Treasurer’s Office at 2079 East 9th Street, Cleveland, Ohio 44115.

To cancel automatic bank withdrawals, you must submit a signed cancellation request that includes your name, address, parcel number, and phone number, sent by email to EasyPay@cuyahogacounty.gov or by fax to 216-443-7482. Coupon program participants can cancel more easily — a call to 216-443-7420 or an email to EasyPay@cuyahogacounty.gov is sufficient, with no written form required.

Who should enroll before the next cycle begins

If your mortgage lender does not escrow property taxes on your behalf, you are paying those bills directly out of pocket. EasyPay is built for you.

If you are retired, on Social Security, or managing a fixed monthly income, two large annual bills are genuinely harder to absorb than twelve smaller ones. EasyPay is built for you.

If you have ever paid a late penalty — 10% of your balance, potentially reduced to 5% only if you pay within ten days of the close of collections — and you do not want to pay one again, EasyPay removes the risk almost entirely.

The Treasurer’s Office can be reached at 216-443-7400, Option 1. The online enrollment form lives at cuyahogacounty.gov/treasury/pay-your-taxes/easypay. Bring your parcel number.

Your August 13 bill is already coming. The question is whether you are going to keep absorbing it in two annual hits — or whether you want to start spreading it out starting now.
